Leasing Services

Property marketing and Multiple Listing Service access.
Personally setting appointments and showing the property to prospective tenants.
Taking applications and answering tenant inquires to avoid misconceptions(pet issues. etc.).
Experienced screening of applications with credit reports.
Lease preparations after owner acceptance and securing deposits from tenants.
Coordinating any preparations prior to move-in.
Conduct move-in inspection with tenants & owner.
Facilitate all aspects of the lease-up to insure the best tenancy possible under the rental agreement.
Utilizing our vast experience in landlord/tenant throughout the leasing process to ensure the best tenant for your property.

Our total leasing fee is equal to the amount of one month's rent.*
As part of our leasing service, we will negotiate lease renewals and do all the work to set up another lease for an existing tenancy at NO CHARGE. We do not charge for lease renewals and will assist in rent increase analysis as well. We are pleased when a tenancy continues beyond the initial lease period and provide this service as a courtesy to our investor clients.

*Additional moneys/fees may be agreed upon and negotiated between the client and W F Snyder Co., Inc. if circumstances dictate.

Our property management service is second to none. Our clients' goals are our goals and we make every effort to facilitate the successful fulfillment of these goals. Our philosophy of property management is to "protect & enhance the investment". The highest cash flow possible with an emphasis on protection for our clients regarding safety and liability issues are primary.

Property Management Services

Properly analyze the property & tenancy to insure that the best possible elements are in effect.
Review insurance compatibility to the property.
Repairs and maintenance with emphasis on economy.
24 hour availability to tenant inquires and emergencies.
Rent collection.
Handling all accounting functions for security deposits, rents, vendor bills, mortgage payments, taxes, insurance with monthly posting and reporting.
Monthly Statements showing cash flow and disbursements with a year end accounting summary statement for tax return analysis. (We can generate any number of reports to facilitate your CPA's preparation of your tax return).
Initiating legal actions if & when necessary to protect our clients interests.
Negotiate lease renewals at no charge for existing tenancies as a courtesy to clients.
Advising on 1031 exchange issues and facilitating the sale and replacement of the investment when the property is to be sold.
