Set list price

Advise on preparing the home for sale.

Enter home in the First Multiple Listing Service with "proactive" market detail.

Take digital photos and create an attractive marketing brochure with the home's features, survey, and floor plans .

Enter the listing in REALTOR.COM (Internet/World Wide Web) and responding to all e-mail requests.

Videos on Pricing Your Home For Sale, House Hunting, Moving With Kids, etc. available for client's viewing.

Install the W F Snyder Company "For Sale" yard sign, brochure dispenser, and directional signs.

Install Supra electronic "Key Safe" (if applicable) for First Multiple Listing Service agent showings.

Show the home to prospective buyers

Contact agents that show property as soon as possible and advise seller on comments immediately.

Report immediately on all showing activity and feedback.

Pre-qualify (or pre-approve when possible) all prospective buyers.

Represent sellers at all contract presentations and assist in negotiating best possible price and terms.

Advise as to qualifications of prospective buyers and strengths/weaknesses of offer.

Advise on current available financing.

Oversee closing process from contract to closing.

Be present (when appropriate) for home inspections.

Order septic and/or well, if required.

Meet appraiser at property and share CMA

Ensure termite inspection is ordered and facilitate efforts for underwriting approval.

Coordinate with HOA for required paperwork.

Order mortgage pay-off.

Assist with obtaining interim financing, if necessary.

Provide necessary information to closing attorney to assist in obtaining title work.

Contact lender approximately once a week and advise sellers of progress.

Render assistance to aid in obtaining necessary legal documents such as power of attorney, etc.

Ensure that seller is represented at pre-closing walk-through inspection.

Make sure hazard insurance is delivered to lender in required time.

Coordinate closing with lender, attorney, buyers and sellers. Advise all parties as to closing date, time and location.

Remind sellers to transfer all utilities as of date of closing. Hazard insurance should be carried to date of closing. Check for any walk-through items.

Check with selling agent to make sure purchaser has utilities in their names as of closing. Make sure purchaser is advised of required certified funds for closing.

Update and provide any last minute paperwork to facilitate smooth closing.

Attend closing. And, stay in touch thereafter.
